TYPE OF PROPERTY

There are several factors to consider in choosing what to buy:

  1. Purpose - what is the intention behind buying e.g. purely investment, holiday home, or a mixture of both, or possibly a renovation project
  2. Budget - how much do you wish to spend
  3. New build or existing (see New Builds for more information.
  4. Geographical location - city, coast, ski, golf or rural
  5. Rentability and re-sale

Our intention is to make money from our investments over a period of three to five years and at the same time to have some enjoyment travelling and meeting people outside of our usual sphere.

We decided to look solely at off-plan Bulgarian properties for a number of reasons:

  1. Staged payments over the term of the build (see Payment Schedule and completion dates)
  2. New property, therefore, hopefully less to go wrong
  3. Less chance of any problems concerning land titles and multiple ownership which can occur with existing Bulgarian properties or potential renovation projects
  4. Possibility of capital gains over the build term and before completion
  5. No need to organise and employ a local work force for building tasks as on a renovation project
We chose off-plan apartment complexes in areas where we felt there was excellent potential for capital growth but where the complexes were a little distinctive in some way to ensure prospects of good rentals and more importantly future re-saleability. We also wanted a spread of investments in different geographical areas.

We sourced our first two Bulgarian properties via the internet, one in the capital city of Sofia and the other in the ski area of Pamporovo in fairly quick succession

The third one came along a couple of months later in the coastal area of St. Vlas. In the complexes we chose, we bought either one bedroom or studio off-plan apartments.
