The choice of whether or not to employ a specialist UK solicitor familiar with overseas
property purchases is down to individual choice and to the type of property being purchased.
If you purchase an existing Bulgarian property it is probably a necessity due to the possibility of
multiple title to the land and/or property. Your local solicitor is unlikely to be familiar
with overseas property purchases and in particular properties in Bulgaria.
We chose not to incur the additional expense of employing a solicitor during the initial
purchasing process as we were working on the assumption that in a large apartment complex with perhaps
a hundred or more apartments, the contract would have to be fairly watertight to satisfy all
the solicitors of the people who did decide to use them. So, a case of safety in numbers really.
Only time will tell if this was the correct approach.
We did however employ a Bulgarian solicitor during the completion of our apartments in the
Pamporovo apartment complex. This was due to the fact that we required the full valuation to be
stated stated on the Title Deeds and wanted to ensure that this was specified at the Notary signing.

Power of Attorney document for a joint owner.
